What the website numbers mean and what they do not mean.
Educational planning estimates
Website calculators provide planning estimates based on the information entered and simplified assumptions. They are not a loan estimate, prequalification, preapproval, underwriting decision or commitment to lend.
Program rules change
Interest rates, loan limits, mortgage insurance, assistance programs, lender overlays and underwriting guidelines can change. Current eligibility must be verified at the time of application.
Property-specific costs matter
Taxes, insurance, HOA, special assessments, appraisal results and property eligibility can materially change the analysis.
Equal housing
Loan decisions are made under applicable fair-lending and program requirements. Educational pages that discuss a community or borrower type do not change the eligibility standards used for mortgage decisions.
