VA financing is powerful, but it is not automatic.

Eligibility and entitlement are only part of the decision. The lender still reviews income, debts, residual income, credit history, occupancy, property eligibility, and documentation.

Bring to the first review

  • Certificate of Eligibility, if available
  • DD-214 or Statement of Service
  • Disability award information, when applicable
  • Income and asset documents requested securely
  • Current housing-payment history
  • Property and occupancy plans

Purchase

Eligible borrowers may be able to finance a primary residence with no down payment, subject to entitlement, underwriting, property, and lender requirements.

Residual income

VA analysis considers money remaining after major obligations, not debt-to-income ratio alone.

Funding fee

A funding fee may apply and exemptions may be available. Verify the borrower’s status and current rules.

Manual review

Some files may be eligible for manual underwriting, but documentation, payment history, residual income, and compensating factors matter.

Does VA have a minimum credit score?

The Department of Veterans Affairs does not set one universal lender credit-score requirement, but lenders may apply their own standards.

Can VA be used for an investment property?

VA purchase financing is generally intended for an eligible borrower’s primary residence. Occupancy requirements apply.

Can I use the VA benefit more than once?

It may be possible to restore or use remaining entitlement, depending on the borrower’s history and current entitlement calculation.

Is the funding fee always required?

No. Exemptions may apply. Current eligibility and documentation should be verified with the VA and lender.
