A profitable business and mortgage qualifying income are not the same thing. The analysis depends on documentation, history, ownership, trends, and the selected lender methodology.

Revenue is what the business brings in. Qualifying income is what the mortgage file can support.

Gross receipts, net profit, owner distributions, payroll, deposits, and taxable income can all be different numbers. The mortgage calculation must follow the documentation rules of the selected loan path.

What usually requires analysis

  • Business type and ownership percentage
  • Time in business and prior experience
  • Personal and business tax returns
  • Current profit-and-loss statement
  • Business deposits and expense treatment
  • Income trend and one-time events

Traditional documentation

Tax returns and related schedules are analyzed under agency or lender rules.

Bank statements

Deposits may be reviewed under an alternative-documentation program with a lender-defined expense methodology.

Profit and loss

Some programs may permit a qualifying calculation based on an eligible P&L prepared and documented to the lender’s standards.

Assets or property cash flow

In some scenarios, assets or rental-property economics may support a different qualification approach.

Does every lender calculate self-employed income the same way?

No. Agency rules, program requirements, lender overlays, documentation quality, and business structure can change the calculation.

Are business bank deposits the same as qualifying income?

No. Deposits are evidence of receipts, not automatically net income. Expense treatment and program rules matter.

Can depreciation or other non-cash expenses be added back?

Some items may receive different treatment in a formal calculation, but the exact answer depends on the tax forms and current guidelines.
